
For Housing Associations and Landlords
Unlike householders, landlords, including local housing associations - the UK’s largest landlords - are bound by greater regulation as they are the commercial beneficiaries from renting the property.
The law is very clear about safety and responsibilities which are enshrined in various regulations and legislation which place upon the landlord various care obligations. These include Part P, but also the Landlord and Tenant Act, the Housing Act and the Management of Houses with Multiple Tenancies Regulations 2001, to name but a few. Under each of these rules, landlords are under a duty of care toward their tenants regarding lawful electrical installations, the re-wiring of properties and fire alarm safety.
